Drainage Solutions for Commercial Parking Lots

Commercial parking lots are generally flat and widespread, which can result in flooding at times. Catch Basins and Dry Wells

Catch basins collect water and channel it through underground pipes, moving it away from the property. The basins help keep debris from clogging the pipes, often utilizing filters. Basins will then move the water out to the street or a dry well. A dry well is a container that collects the runoff and stores it before emptying. This can help prevent oversaturation after a flood event. Most dry wells work in one of two ways.

First, a leaching dry well allows collected water to leach down into the soil and return to the groundwater. It acts similarly to a French drain. These dry wells are often surrounded by gravel underground to help filter the water and prevent the well from filling with dirt during the leaching process. On the other hand, some dry wells are built with sump pumps. These pumps can retain the water until the pump pushes the water out, usually into the street or into the sewer system. This helps move the water off of the property after the flooding is done.

Channel & French Drains

Drainage systems that use slight slopes to guide the water away include channel and French drains. These drains are designed to help move rain and floodwater away from the home and distribute the water elsewhere. Channel drains use a trench cut with a slight grade to guide the water away from the property. French drains help guide water away while allowing some of the water to seep into the soil below. Redirecting water with channel or French drains can help reduce basement and sub-basement flooding. Water distribution via drains can also reduce the impact that floodwaters have on your property’s foundation over time.

Grading and Landscape Drainage

The grading (slopes) of your property can be an important measure in draining an area. When designing a paved area, lawn, or garden bed, grading of the space helps prevent water from pooling. Overall, re-sloping the land helps facilitate proper drainage. Proper drainage systems also help limit erosion. Adding a slight grade to paved areas, especially in parking lots, can help prevent water from pooling. Rather, it can help guide rainwater into drains and sewers.

Rain Gardens and Natural Drainage

One way to limit flooding is to make it work for you. Rain gardens use a sloped basin area to grow plants. Floodwaters can pool in the basin and seep into the soil. The roots of the plants can absorb the water in a more concentrated space while giving the water a place to seep down into the soil. The plants will appreciate it and the rest of the property can receive less flooding as a result.
